You will lead a team of property managers and implement policies and programs that ensure the efficient and successful management of properties while maintaining high standards of owner/tenant satisfaction and property upkeep.
Ultimately resulting in attracting new accounts.
Responsibilities/Essential Functions Identify growth opportunities, market trends and new business prospects to expand the property portfolio Oversee compliance of listings, leases, management agreements, evictions, collections, and vendors.
Oversee the proper procedure of tenant move-ins, move-outs, 3-day notices, etc.
Lead, mentor and supervise a team of property managers, leasing agents, independent contractor property managers and maintenance staff.
Set performance goals, provide regular feedback and conduct performance evaluations.
Provide a productive work environment, promoting teamwork and professional development.
Stay updated on relevant real estate laws, regulations, and industry best practices.
Manage legal issues, including evictions, lease terminations, and disputes in collaboration with legal counsel.
Oversee and negotiate contracts, vendor performance, and ensure cost-effective and high-quality service.
Communicate effectively with executives, finance and marketing departments, as well as external parties such as property owners, investors and regulatory agencies.
Conduct legal and educational training for all property managers.
Overseeing uptime of phones and walk-in clientele.
Review, recommend and implement Policy & Procedures including managing Incident Report book and Audit Trust Logs Monthly reporting such as accounts receivables, vacancy rates, lease expirations, management agreement expirations, overdue work orders, owner statements, late charges, eviction notices, etc.
Respond to customer service needs and coordinate with all property managers to resolve problems.
Oversee and review tenant move-ins and move-outs documentation and procedures Minimum Qualifications (Knowledge, Skills, & Abilities) Bachelor's degree in Business Administration, Real Estate Management or related field 5 to 7 years of verifiable experience with a lead role in Property Management Extensive knowledge of real estate laws and regulations RPA or CPM designation and RE licensee highly desirable.
Strong financial expertise with budgeting, financial analysis, and reporting Exceptional written and verbal communication and interpersonal skills Strong problem solving and decision making abilities Maintain a valid, unrestricted driver's license in accordance with our company policy and procedure.
Special Job Dimension:
Position requires infrequent local travel (10% of the time) with company vehicle within the High Desert.
If personal vehicle is required for use, mileage reimbursement will be issued according to reimbursement policy.
Ability to lift a minimum of 20lbs.
